This aerial view, below shows a map of this Beaver County, PA property (outlined in white) with the highway (SR51) running west from the right edge to the upper left corner.
While this site may not be your best source for all Beaver County Real Estate or Homes for Sale and you can’t search MLS listings or view just listed properties, this site does of this parcel of land at a very reasonable value.
These 13.67 acres are located within the Tri-State area (Pennsylvania, Ohio & West Virginia) 35 miles northwest of Pittsburgh in suburban, western Pennsylvania. This corner lot features highway accessibility to Route 51, both East & West, has approximately 620 feet of SR51 highway frontage and 970 feet of frontage on Joe Hall Road, which gradually ascends from the stop sign, entering SR51 east bound, where the east/west cross over intersection is located. To the very left of the above picture, there’s a tree line that is just above the property line at the top of the parcel. The other tree line cuts diagonal across the parcel and on the other side of that there’s more highway frontage and State Route 51.
This property is South Beaver Township’s first available Commercial Highway property, as you leave Chippewa Twp., which means lower taxes for the buyer. It is not however, limited to the status of “Highway Commercial“, as it could also be used for light Industrial/Manufacturing or even be changed back to it’s previous designation of residential.
In addition to the property’s attractive amenities of ideal accessibility, great visibility and being less than 2 miles from the entrance to Chippewa Towne Center’s Super Wal-Mart Plaza & Home Depot Center on Constitution Blvd. (Rt. 51) it is also:
• 8 minutes from the Pennsylvania Turnpike
• 4 minutes to Rte. 60
• 2 minutes from the Beaver County Airport
• 30 minutes from Pittsburgh International Airport
Within the last several years this area has been booming ……
Not only is the construction of residential homes on the rise, but businesses in the area are surging, as Chippewa is pushing commercial development towards South Beaver Township. Some of the larger establishments that call this area their market, are Super Wal-Mart, Home Depot, Super K-Mart, Giant Eagle Grocery Store, a couple of new car dealerships (including Beaver County’s Largest), and both a new Applebee’s and an Eat N’ Park restaurant. In early 2008, ground was also broken for both a new Walgreens & a CVS Pharmacy, which are both now open. Currently, a newly developed parcel of land, just off of Route 51 is home to a brand new building, housing Tractor Supply Company. Currently, a much larger Beaver County Co-operative facility, which will be a 100,000 square foot Business Incubator for the surrounding counties, is being erected across the highway and next to the Beaver County Airport.
Originally this parcel was planned for an indoor athletic complex. Plans were approved, but the project was delayed by a PA Dept. of Transportation & South Beaver Twp. dispute over fuel oil taxes for the up-keep of Joe Hall Rd. The issue was resolved, the project was given a green light, but the development target start date was missed and the project was scrapped.
Located just across the highway from this parcel are 200+ acres that were purchased for a Harness Race Track approx. 7 years ago, however, in order for them to secure the last remaining track license, they were forced to merge with a harness track competitor just north of this location. Those 200+ acres were sold for nearly 10 million dollars in 2004. The potential for great success is limitless in this country setting with an artery of new blood coursing toward it.
